But the question arises time and again: What powers does the condominium management actually have - and where are its limits?<\/p><p data-start=\"594\" data-end=\"784\">In this article, we shed light on what an administrator may decide independently in the context of condominium management and which decisions must be made by the owners.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-8de4a42 elementor-widget elementor-widget-heading\" data-id=\"8de4a42\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Legal framework: Section 27 WEG - The duties of the WEG administrator<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-23e4053 elementor-widget elementor-widget-text-editor\" data-id=\"23e4053\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p>The activities of a condominium administrator are regulated by law in the German Condominium Act (WEG). In particular, Section 27 WEG describes which rights and obligations the administrator may fulfil on behalf of the homeowners' association. The administrator is therefore not only a service provider, but also the legal representative of the community - but only within clearly defined limits.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-99dec92 elementor-widget elementor-widget-heading\" data-id=\"99dec92\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">The WEG management can take on these tasks independently<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-87afb7b elementor-widget elementor-widget-text-editor\" data-id=\"87afb7b\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p data-start=\"1317\" data-end=\"1438\">The administrator may, within the scope of the so-called <strong data-start=\"1362\" data-end=\"1392\">proper administration<\/strong> act independently. This includes above all<\/p><ul><li data-start=\"1442\" data-end=\"1520\"><strong data-start=\"1442\" data-end=\"1493\">Initiating minor maintenance measures<\/strong> on the common property<\/li><li data-start=\"1523\" data-end=\"1590\"><strong data-start=\"1523\" data-end=\"1588\">Carrying out ongoing accounting and payment processing<\/strong><\/li><li data-start=\"1593\" data-end=\"1697\"><strong data-start=\"1593\" data-end=\"1642\">Conclusion and cancellation of standard contracts<\/strong>e.g. with cleaning services or energy suppliers<\/li><li data-start=\"1700\" data-end=\"1762\"><strong data-start=\"1700\" data-end=\"1732\">Regular maintenance work<\/strong>the heating system, for example<\/li><li data-start=\"1765\" data-end=\"1842\"><strong data-start=\"1765\" data-end=\"1795\">Immediate measures in an emergency<\/strong>e.g. in the event of a burst water pipe or power failure<\/li><\/ul><p data-start=\"1844\" data-end=\"1976\">These tasks are part of the day-to-day management of the condominium and do not have to be decided in advance by the community of owners.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-f78c253 elementor-widget elementor-widget-heading\" data-id=\"f78c253\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Nothing works without a resolution: Where the limits of WEG management lie<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-e1466ff elementor-widget elementor-widget-text-editor\" data-id=\"e1466ff\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p data-start=\"2057\" data-end=\"2195\">Major or fundamental decisions may not be taken without the prior consent of the community of owners.
