Separate property management: why more advisory services are in demand today

Separate property management sounds like administrative work at first. In practice, however, it is about considerably more: the ongoing management of a rented condominium and decisions that can be economically important for owners.

The correct rent level cannot be read from the real estate portal

Determining an appropriate rent level is particularly complex in Berlin. Asking prices for comparable apartments on real estate portals are not sufficient as a guide.

When re-letting, we therefore consider various factors: the previous rent, the legal framework, comparable rentals in the immediate vicinity as well as the condition and fittings of the flat.

This is not about setting the rent as high as possible. What matters is a rent level that suits the flat and the market while also taking legal requirements into account.

Good administration creates bases for decision-making

Precisely at this point, the administration of fractional ownership changes. Information from various areas must be brought together and classified in a way that the owner can understand.

What starts as a simple question about renting, a repair or an apartment owners' association (WEG) decision can quickly develop into a more fundamental question: how should the property be managed in the coming years?

A good separate property management should therefore not only inform owners about proceedings. It should also help them recognise when a decision becomes necessary.
